Gem Lake Planning Commission <br />Page Two <br />Open Forum Concept for Potential Development Projects: Chairman <br />Rafferty will invite Bill Short, Clerk of White Bear Township, at the next Planning <br />Commission meeting to have a discussion on what the Township does. <br />Discussion was around having an open agenda item at each Planning <br />Commission meeting, where businesses can come and introduce their new <br />development projects. Mayor Uzpen suggested putting together a manual to <br />give to developers to show an outline of what is required. <br />Green City Concept: Chairman Rafferty did some research on this. The <br />American institute of Architecture publishes a document called "The Livability <br />101 ", referring to what makes a community livable. Example: Residents may <br />want to install a wind generator and Gem Lake has no rules as to the installation. <br />It is going to be a long-range project to take on, so as a starting point, the <br />Commission needs to research more on going green. Woodbury is going <br />through this process now, so will look at what they are doing. <br />Notion of incentives Related to. Development: The City Council and the <br />Planning Commission will be discussing this at upcoming meetings. Trevor <br />Oliver, the City Attorney, has agreed to come to the meetings' and bring <br />examples. Since there is more increased interest in Hoffman corner, there might <br />be more increased interest of incentives for more houses, more density, and <br />more open spaces. The following will be put on the agenda for the September <br />Planning Commission meeting: Development manual, Bill Short from White Bear <br />Township, discussion of the sign ordinance, an open forum for developers, and <br />continue the idea and brainstorming sessions of Green City concept and focus <br />on the notion to prioritize the incentives and what is important to Gem Lake for <br />development. <br />ADJOURN <br />The August 4, 2009 regular meeting of the Planning Commission was adjourned <br />at 8:01 pm. Upon motion by Commissioner Herzog, and seconded by <br />Commissioner Wippich, the meeting was adjourned.
