Updated August 2025 – Gem Lake Consolidated Land Use Ordinance No. 131 17 <br /> <br /> <br />1. A side yard abutting a street shall not be less than twenty (20’) feet. <br /> <br />2. That portion of a lot considered as the front yard shall be as determined by the City Council. <br /> <br />3. All Residential structures shall be setback at least one-hundred (100') feet from the ordinary high water <br />level of the lake and its attendant wetlands. The ordinary high water level of the lake shall be as <br />determined by the City Council. <br /> <br />4. Patios, fireplaces, and sheds may be erected within setbacks as long as no part of the structure is closer to <br />the front of the lot than the rear of the principal structure. <br /> <br />5. Barns and stables intended for agricultural use and/or the keeping of agricultural animals shall be setback <br />at least 50 feet from any property line and at least 100 feet from any neighboring principal structure. <br /> <br />6. Accessory structures are to be located no closer than 10 feet from the rear property line. <br /> <br />7. Accessory structures must meet the side yard setbacks and are not permitted in front yards unless all of the <br />following conditions are met: <br />1. The City Council approves the building location. <br /> <br />2. The structure meets all setbacks. <br /> <br />3. The structure is located no closer to the road right-of-way than one-half (1/2) the distance <br />between the principal structure, as measured from the point of the structure closest to the road to <br />the closest location of the road right-of-way. <br /> <br />4. The structure is screened in accordance with City policies, where appropriate. <br /> <br />
