The following minimum requirements shall be observed: <br /> <br />1. When on-site septic systems will be used for structures constructed in the “RS” zoning district the <br />following applies: <br /> <br />Table 8.5.1 A <br /> <br />TOTAL AREA <br /> <br />0.75 acres <br /> <br /> <br />BUILDABLE AREA <br /> <br />75% total area <br /> <br /> <br />FRONTAGE <br /> <br />100 feet <br /> <br /> <br />FRONT YARD <br /> <br />35 foot setback <br /> <br /> <br />SIDE YARD <br /> <br />15 foot setback <br /> <br /> <br />REAR YARD <br /> <br />25 foot setback <br /> <br /> <br />OPEN SPACE <br /> <br />40% total area <br /> <br /> <br /> <br /> <br /> <br /> <br />2. When city sewer is currently available and will be used for the structures constructed in the “RS” zoning <br />district the following applies: <br /> <br />Table 8.5.1 B <br /> <br />TOTAL AREA <br /> <br />0.50 acres <br /> <br /> <br />BUILDABLE AREA <br /> <br />75% total area <br /> <br /> <br />FRONTAGE <br /> <br />100 feet <br /> <br /> <br />FRONT YARD <br /> <br />35 foot setback <br /> <br /> <br />SIDE YARD <br /> <br />15 foot setback <br /> <br /> <br />REAR YARD <br /> <br />25 foot setback <br /> <br /> <br />OPEN SPACE <br /> <br />40% total area <br /> <br /> <br /> <br />3. A side yard abutting a street shall not be less than twenty (20’) feet. <br /> <br />2.4. The following structures can be erected within set-backs as long as no part of the structure is closer to the front of <br />the lot than the rear of the principal structure: <br /> <br />1. Fences. <br /> <br />1. Fences may only be placed directly on the property line with the written permission of the <br />adjacent property owner and when maintenance free materials are used; and <br /> <br />2. All other fences may only be installed with adequate setback from adjacent property lines to <br />provide for owner maintenance; and <br /> <br />3. All fences installed within the set-back area must provide for a finished facade facing adjacent <br />property. <br /> <br />2. Patios, fireplaces, sheds and pools. <br />
