Consolidated Land Use Ordinance No. 131 Update <br />Gem Lake Planning Commission 7/8/25 <br />June 24, 2025 <br />Page 6 <br /> <br /> <br /> <br />Table 3: Low Density “RO” Residential District Current and Proposed <br />Section Current Uses Proposed Uses <br />7.1 – <br />Permitted <br />Uses <br />• All uses permitted in Section 6.1 and <br />as regulated therein except as herein <br />amended. <br />• The harboring and housing of <br />agricultural animal on lots less than <br />one (1.0) acres shall not be allowed. <br />• Single family, detached dwellings; <br />• Essential services and essential service <br />structures. <br />7.2 - <br />Permitted <br />Accessory <br />Uses <br />• Those uses or structures permitted in <br />Section 6.2, excluding and ad <br />regulated therein except as herein <br />amended. <br />• Swimming pools provided such pool <br />is fenced so as to control access and <br />is located not less than fifteen (15’) <br />feet from any other lot in an “R” <br />District, and subject to Council <br />approval. <br />• Attached or detached dwellings for <br />domestic workers; <br />• Private garage, car port or parking <br />space; <br />• The keeping of not more than two (2) <br />roomers; <br />• Private swimming pool, tennis court, <br />horse training ring, and other sites as <br />necessary to conduct a home <br />sporting event; <br />• Home occupations; <br />• Signage; <br />• Temporary structures for the purpose <br />of constructure on site for a period of <br />time not in excess of such <br />construction: <br />• Conservatories for plants and <br />flowers, not including any business, <br />trade or industry; <br />• Decorative landscape features <br />including but not limited to ponds, <br />arbors, hedges, walls, shrubs, trees, <br />etc.; <br />• Swimming pools provided such pool <br />is fences so as to control access and <br />is located not less than fifteen (15’) <br />feet from any other lot in an “R” <br />District, and subject to Council <br />approval; <br />• Essential services and essential <br />service structures. <br />7.3 – <br />Conditional <br />Uses <br />• Those uses or structures listed as <br />Conditional Uses in Section 6.3 as <br />regulated therein, except as herein <br />amended; <br />• Two-family dwellings; <br />• Truck gardening and other <br />commercial horticultural uses and/or <br />the harboring and housing of <br />agricultural animals on lots greater <br />than one (1.0) acre; <br />• Townhomes or Villas. <br />• Structures with side or rear <br />• Private non-commercial recreation <br />areas and facilities; provided that any <br />principal building shall be located not <br />less than fifty (50’) feet from any <br />other lot in an “R” District; <br />• Structures with side or rear <br />elevations up to ten (10’0”) feet in <br />excess of the standard front building <br />height; <br />• Agricultural structures, including but <br />not limited to barns, stables, kennels <br />and the like; <br />• Bed and breakfast establishments;
