Updated January 2025 – Gem Lake Consolidated Land Use Ordinance No. 131 19 <br /> <br />6. Accessory structures are to be located no closer than 10 feet from the rear property line. <br /> <br />7. Accessory structures must meet the side yard setbacks and are not permitted in front yards unless all of the <br />following conditions are met: <br />1. The City Council approves the building location. <br />2. The structure meets all setbacks. <br />3. The structure is located no closer to the road right-of-way than one-half (1/2) the distance <br />between the principal structure, as measured from the point of the structure closest to the road to <br />the closest location of the road right-of-way. <br />4. The structure is screened in accordance with City policies, where appropriate. <br />3. <br />2. The following structures can be erected within set backs as long as no part of the structure is closer to the front of <br />the lot than the rear of the principal structure: <br /> <br />1. Fences. <br /> <br />1. Fences may only be placed directly on the property line with the written permission of the <br />adjacent property owner and when maintenance free materials are used; and <br /> <br />2. All other fences may only be installed with adequate setback from adjacent property lines to <br />provide for owner maintenance; and <br /> <br />3. All fences installed within the set back area must provide for a finished facade facing adjacent <br />property. <br /> <br />2. Patios, fireplaces, sheds and pools. <br />
