The west end of the.lot dopes down <br />a bit from the house.south and to tho lake:, with sorne frees and vegetation located along the shoreline. <br />Land Use; Single Family Residential <br />EVAULATION OF THE REQUEST <br />Consolidated Land Use Ordinance Requirements. <br />Setback requirements <br />Section 21 covers the Shoreiand, which is lands With in. 1,000 feet of a water. body such as Gem Lake. <br />These lands have heightened requirements that are intended to protect a water body from <br />overdevelopment. Section 21.2.2 notes the minimum building or impervious surface's setback to -be 150 <br />feet from a. water body. The proposed pool and associated impervious surfaces would be, at their nearest <br />point, 128.4 feet from the OHWL of the lake. The house, at its nearest point, is 154.2 feet away, which is <br />just beyond the 150 minimum setback. The.shoreline is not straight, so the. setbacks from the OHWL vary. <br />
