November 10, 2025 <br /> <br />Dear Resident, <br /> <br />The City of Gem Lake, Minnesota, Planning Commission will be holding a public hearing on <br />Tuesday, December 2nd, at 7:00 pm. The purpose of the hearing is to consider the following <br />applications submitted by Todd Olin of Land and Resource Consulting on behalf of property owner, <br />Greg Martz, for property at 3696 and 0 Scheuneman Road (Parcel ID 273022430027 and <br />273022430029). The applications are for: an Ordinance Amendment to add a new Building Type <br />to Section 9 – Gateway District of Ordinance 131 – Consolidated Land Use Ordinance; a Zoning <br />Compliance Certificate for to allow for the use of storage, warehousing, and office related to the <br />business function of delivering dumpsters; a Conditional Use Permit to allow Outdoor Storage; <br />and a Lot Line Adjustment/Minor Subdivision to adjust the property line separating the two <br />existing parcels. <br />The City’s Consolidated Land Use Ordinance requires a public hearing for all Ordinance <br />Amendments and Conditional Use Permits applications. The Zoning Compliance Certificate and <br />Minor Subdivision are included as part of the request. You are being notified of this hearing <br />because your property is within 350 feet of the applicant’s property, 3696 and 0 Scheuneman <br />Road (Parcel ID 273022430027 and 273022430029). <br />You may attend the public hearing if you wish to provide comments or ask questions about the <br />proposed request. The meeting will be held at Heritage Hall (4200 Otter Lake Road). You may <br />also submit comments in writing (by letter or email) to Barbara Suciu, City Clerk, at 4200 Otter <br />Lake Road, Gem Lake, MN 55110 or barbara.suciu@gemlakemn.org prior to noon on the day of <br />the meeting. The Clerk will provide all comments received to the Planning Commission. A copy of <br />the staff report and application materials will be available for review prior to the meeting.
