Exhibit A – Proposed Building Type 11/5/2025 Figure XX: Commercial Storage Definition: Alternative layout standard for Single-Use Buildings designed and intended for businesses that store and distribute goods, without a retail component. This building type includes outdoor storage as a primary use, which much be approved through a Conditional Use Permit. Secondary uses include office or small commercial warehousing. Lot Size and Placement: Location: A parcel using this building type template must be located between Highway 61 and Burlington Northern Railway tracks. Minimum Lot Size: 10,000 sf Minimum Lot Width: 50 ft Maximum Impervious Coverage: 80% Maximum Building Height: 30 ft Building Setbacks Front: 25 ft Rear: 10 ft Side, Interior: 10 ft Side, Corner: 25 ft Parking Setbacks Front: 25 ft Other: 5 ft Parking Required: 1 stall / employee Modifications / Exclusions Note: numbering is based on Land Use Code TOC. Section 9.1.11.4 Neighborhood Center - Commercial Storage is not required to be pedestrian oriented. Section 9.5 Civic Space Standards – Not Applicable. Section 9.9.3 Connectivity Requirements – Requirements for sidewalks along all streets does not apply. Section 9.10.6 Bicycle Parking – Bicycle Parking is optional. If provided, must be within 50 feet of building entrances, made of permanent construction and attached to the ground, and designed to allow the bicycle frame and both wheels to be securely locked to the parking structure. Facilities shall be at least two feet in width and six feet in length and be placed to allow a minimum of five feet of back-out or maneuver space. Section 9.11.2 Building Placement Non Residential and Mixed Uses – placement of the front façade on the front build-to line does not apply. Building shall be placed within required setback boundaries. Section 9.11.5.1.2 Front Facades and Entries to nonresidential buildings – This section does not apply. Overhead doors facing any direction shall be permitted.
