Exhibit A – Proposed Building Type <br />11/5/2025 <br /> <br />Figure XX: Commercial Storage <br /> <br />Definition: <br />Alternative layout standard for Single-Use Buildings designed and intended for businesses that store and distribute <br />goods, without a retail component. This building type includes outdoor storage as a primary use, which much be <br />approved through a Conditional Use Permit. Secondary uses include office or small commercial warehousing. <br /> <br />Lot Size and Placement: <br />Location: A parcel using this building type template must be located between Highway 61 and Burlington Northern <br />Railway tracks. <br /> <br />Minimum Lot Size: 10,000 sf <br />Minimum Lot Width: 50 ft <br />Maximum Impervious Coverage: 80% <br />Maximum Building Height: 30 ft <br /> <br />Building Setbacks <br /> Front: 25 ft <br /> Rear: 10 ft <br /> Side, Interior: 10 ft <br /> Side, Corner: 25 ft <br /> <br />Parking Setbacks <br /> Front: 25 ft <br /> Other: 5 ft <br /> <br />Parking Required: 1 stall / employee <br /> <br />Modifications / Exclusions <br />Note: numbering is based on Land Use Code TOC. <br />Section 9.1.11.4 Neighborhood Center - Commercial Storage is not required to be pedestrian oriented. <br />Section 9.5 Civic Space Standards – Not Applicable. <br />Section 9.9.3 Connectivity Requirements – Requirements for sidewalks along all streets does not apply. <br />Section 9.10.6 Bicycle Parking – Bicycle Parking is optional. If provided, must be within 50 feet of building <br />entrances, made of permanent construction and attached to the ground, and designed to allow the bicycle frame and <br />both wheels to be securely locked to the parking structure. Facilities shall be at least two feet in width and six feet in <br />length and be placed to allow a minimum of five feet of back-out or maneuver space. <br />Section 9.11.2 Building Placement Non Residential and Mixed Uses – placement of the front façade on the front <br />build-to line does not apply. Building shall be placed within required setback boundaries. <br />Section 9.11.5.1.2 Front Facades and Entries to nonresidential buildings – This section does not apply. <br />Overhead doors facing any direction shall be permitted.
