Barnett Kia – 3610 Hwy 61 <br />Gem Lake Planning Commission 8/13/24 <br />August 1, 2024 <br />Page 9 <br /> <br /> <br /> <br />▪ Ramsey County <br />o County staff is currently reviewing the plans, and had not submitted comments at the time of <br />drafting this report. <br />▪ Department of Transportation (MnDOT) <br />o County staff is currently reviewing the plans, and had not submitted comments at the time of <br />drafting this report. <br />▪ Vadnais Heights Watershed Management Organization (VLAWMO) <br />o The watershed would need to review any stormwater management plans for the development. <br />o There are no wetlands are shown on site, therefore no wetland conservation act (WCA) permit <br />needed. <br />▪ Fire Department (City of White Bear Lake) <br />o Applicant shall update apparatus accessibility information. <br />o Request to move FDC to the West facing side, ideally the SW corner. <br />▪ This positions it near a fire hydrant and initial access point for Fire Apparatus. <br />o A FD Knox Box required. Location to be determined on-site. <br />o Gate access. FD Access to gate on East side of lot is required, powered “KNOX” opener. <br />o Address numbers posted on West side of building. (Address side). <br />o Fire Sprinkler and Alarms to be submitted by others. <br />o Applicant shall verify parking lot weight capacity @ NE area with equipment underneath. <br />▪ For reference: WBL Ladder trucks: GVWR 56,300lbs. GAWR Rear: 33,500lbs. <br />▪ Building Inspector <br />o The Building Inspector is currently reviewing the submitted plans. They plan to complete their <br />review in time for a recommendation to be made at the September Planning Commission <br />meeting. <br />▪ Engineering <br />o Engineering staff are currently reviewing the submitted plans. They plan to complete their review <br />in time for a recommendation to be made at the September Planning Commission meeting. <br /> <br />ACTION <br /> <br />The Planning Commission has the following options for each request: <br /> <br />1. Recommend approval of the request, with or without conditions. <br />2. Recommend denial of the request, with findings for denial. <br />3. Table the request for further review/study. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends a separate recommendation for each request. <br /> <br />1) Lot Line Adjustment. Staff recommend the Planning Commission table this item for further review by the <br />City Engineer, City Building Inspector, and other contacted agencies. <br />2) Zoning Ordinance Amendment. Staff recommend the Planning Commission table this item for further <br />review by the City Engineer, City Building Inspector, and other contacted agencies. <br />3) Zoning Compliance Permit.
