Conditional Use Permit Request for 3610 Highway 61 North <br />Gem Lake City Council 12/16/2025 <br />December 9, 2025 <br />Page 7 <br /> <br /> <br />The project plans were forwarded to staff and other agencies for comments; Engineering, Fire, MNDOT, Ramsey County and <br />VLAWMO have no comments. Awaiting comments from the Building Official; the applicant is required to obtain all necessary <br />local permits including but not limited to building, electrical, and sign permits. <br /> <br />ACTION <br /> <br />The City Council has the following options: <br /> <br />1. Approval of the request, with or without conditions. <br />2. Denial of the request, with findings for denial. <br />3. Table the request for further review/study. <br /> <br />RECOMMENDATION <br /> <br />Staff and the Planning Commission recommend the City Council approve the requested Conditional Use Permit <br />Amendment for 3610 Highway 61 North with the following conditions: <br /> <br />1. The applicant is permitted to install an illuminated sign in the size and to the dimensions proposed, <br />consistent with the plans received by the City on November 10, 2025, and reviewed with this request. <br />2. The applicant shall obtain all necessary local permits prior to construction, including but not limited to <br />building, electrical, and sign. <br />3. The applicant shall adhere to all other applicable local, state, and federal requirements. <br />4.
