<br /> <br /> <br />CITY OF GEM LAKE, MINNESOTA <br />RESOLUTION NO. 2025-043 <br /> <br />APPROVING A MINOR SUBDIVISION (LOT LINE ADJUSTMENT) FOR 3696 AND 0 <br />SCHEUNEMAN ROAD, PID 273022430027 & PID 273022430029 <br /> <br />WHEREAS, Land and Resource Consulting on behalf of, Martz Enterprises, LLC, the <br />owner of both parcels, made an application to request a minor subdivision to allow for a lot line <br />adjustment of the lot line between the two properties listed above; and <br />WHEREAS, the properties are currently legally described as follows: <br />3696 Scheuneman Road (PID 273022430027): <br />THAT PART OF LOT 17, BLOCK 2, LYING SOUTH OF THE NORTH 19 FEET <br />THEREOF, AND ALL OF LOT 18, BLOCK 2, SUMMIT FARM HOMESITES, <br />ACCORDING TO THE RECORDED PLAT THEREOF, RAMSEY COUNTY, <br />MINNESOTA. <br /> <br />0 Scheuneman Road (PID 273022430029): <br />LOTS 14, 15, 16, AND THE NORTH 19 FEET OF LOT 17, BLOCK 2, SUMMIT <br />FARM HOMESITES, ACCORDING TO THE RECORDED PLAT THEREOF, <br />RAMSEY COUNTY, MINNESOTA. <br /> <br />WHEREAS, the Planning Commission reviewed the request at a duly noticed public <br />hearing on December 2, 2025, and a duly noticed meeting on December 16, 2025, and determined <br />that the proposed request meets the criteria for a minor subdivision, and voted to recommend <br />approval of the request with conditions; and <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL <br />OF GEM LAKE, RAMSEY COUNTY, MINNESOTA, that it should and hereby does <br />approve a minor subdivision request to allow a lot line adjustment of the lot line between the two <br />properties addressed as 3696 Scheuneman Road and 0 Scheuneman Road, based on the <br />following findings: <br /> <br />1. The request would not create any new lots, and no new street or extension of facilities is <br />necessary. The lot line adjustment would result in both parcels being compliant with the <br />requirements of Ordinance 131, and the request would be consistent with the City’s 2040 <br />Comprehensive Plan. <br />FURTHER BE IT RESOLVED that the following condition of approval shall be met:
