�t <br />r <br />L <br />t <br />remaining. Most of the vacant land in this development area is Located <br />between. Goose Lake Road and Schuneman Road. Existing land use in this <br />area consists of a pond, a golf course, and undeveloped residential <br />estate lands. Residential development is typically of a moderate to <br />� a. law quality. <br />The following policies are established to guide further d evelopment in <br />this portion of the City.: <br />1. Moderate to low residential development (24,000 to 31,000 square foot <br />lots) is encouraged. <br />4- <br />t <br />2. Public open space is encouraged in this development area. The present <br />Position of the Gem Lake Golf Course is particularly well suited for <br />eventual conversiton to a more intensively used public open space. The <br />site is conveniently located in relation to the panned more densely <br />populated portions of the City, and would be easil <br />from the west and from the east. y accessible both <br />t. <br />3. Sewer and water facilities should be extended to this area as needed.. <br />Northwest Development Area. Thi.s area comprises most of the City located <br />north of Goose Lake Roa At present.thi.s area is partially developed with <br />medium to low cost residential structures.. There are some relatively un- <br />developed platted lands, and several undeveloped lots. <br />The following policies are developed to guide development in this area: <br />I. Moderately law density residential development (one acre) Is encouraged., <br />g .. <br />2. Sewer and water facilities should be extended to this area.as needed. <br />Central Development Area. This is the largest development area within Gem <br />Lake, It is located north of County Road E, east of LaBare Road, south of <br />Goose Lake Road, and southwest of the northeast development area. Most of <br />the uncommitted land in the City -lies within this development area. A. <br />partially developed subdivision. is located in the southwestern portion of <br />the area. An additional large amount of relatively <br />located north of County Road E and east of "Gem Lae." Lying ted <br />lards are <br />north and west of "Gem Fake" are residential structures:on large�lotsal0�er� <br />all, residential development quality in this area is very high. Lying at <br />the center of this development district is Gem Lake and its attendant wet- <br />land areas. This area. is environmentally very attractive with a substantial <br />amount of native vegetation and wildlife. <br />The following policies are. proposed for this development area: <br />1. Encouragement of "very low density (three acre lot minimum} residential <br />development: on most vacant lands to maintain the high quality natural <br />environmental features of the area. <br />2.
