Planning Commission Recommendation to City Council: <br />Approval of the CUP request for S. Hillary Farm Qutbu.ilding <br />Following a Public Hearing, discussion, and. motion at the City of Gem Lake Planning <br />Commission Meeting on August 3, 2021, the Planning Commission recommends <br />approval. of the CUP reg nest for 5. Hilla Farm Lane. <br />Supporting findings of fact: <br />The request is based on a conservative interpretation. of the Land Use Ordinance <br />suggesting the. outbuilding building could techniicall.y be considered a second <br />outbuilding" due to the consolidation of lots over time. (Lot #1 and Lot #1.0. of <br />Hillary Farm. The parcel now.comprises 9.5 acres. <br />The.proposed. outbuiiding will result a smaller footprint and less impactfuI use that what <br />would have been expected prior to the combination of lots <br />The proposed outbuilding has been designed to match the appearance of <br />the main. house and pool house appearance (painted cedar shake exterior <br />walls, white trim, grey. architectural shingles). <br />The purpose of the outbuilding will be for storage of property <br />maintenance equipment (tractor and implements) as well as providing <br />storage for gardening equipment for an adjacent vegetable garden. <br />The current primary garage is considered an attached structure as it has <br />a full connecting foundation and roof.
