The structure would have a second floor`for additional storage; which would result in a <br />Max height of 28. feet 2 inches for the structure. <br />Accessory stru..ctures. With .a.footprint exceeding 1.,000.square feet would require.a conditional use permit. <br />(CUP) be.issued.by the city. The proposed height, though, would require a variance, as the. maxim urn <br />height permitted for an accessory structure is: "the height .of the principal building... in no case shall an. <br />accessory building exceed 25 feet in height" (.Section 16.5.2). <br />The proposed. structure is also located with required setbacks: Placement of a structure within a setback <br />would require issuance of a variance as well. The site has its front lot line off of Scheuneman Road to the <br />east, which would make the rear yard the west property line: The North and South property lines would <br />have side setbacks, The north property line. abuts what is shown as right-of-way(ROW). though the width <br />of said ROW is under 40 feet so it does not meet: the definition of a street.
