<br />City of Gem Lake Comprehensive Plan GEMLK 140643 <br />Page 22 <br />are Neighborhood General (NG) 3 (min)-5 (max) units per acre, Neighborhood Mixed <br />(NM) 5 (min)-8 (max) units per acre, and Neighborhood Central (NC) 8 (min) – 12 (max). <br /> <br />East of Highway 61 there exists the possibility of bus rapid transit along the Highway 61 <br />corridor. One is a designated conservation easement <br />established by a property owner creating permanent open space within his property <br />boundaries. The other are three small “unbuildable” lots west of Highway 61 between the <br />auto dealership and the south end of the Scheuneman Road cul-de-sac. In this latter <br />instance the land is comprised mainly of wetlands and other small water features that <br />could support a hiking or biking trail along U.S. Highway 61. The City of Gem Lake <br />projects that it will acquire the property through direct purchase or by developer <br />dedication during this planning period. <br />5.5.7 Recreational Open Space <br />Approximately 60 acres of residentially zoned land is identified as recreational open <br />space within the City of Gem Lake. This area is currently used as a private golf course <br />and is located in the northern portion of the City. The course is abutted by all four types of <br />single family residential land uses. By all accounts, the course is economically viable and <br />is not projected to develop as a different use during this planning period. <br />The City of Gem Lake desires that this golf course /recreational space use continue in the <br />future. Based on past zoning practices, and the City’s likely inability to purchase the golf <br />course property at any point in this planning period, the golf course will continue as a <br />conditional use within residential zones. <br />5.5.8 Public/Institutional <br />The White Bear Montessori School is located at the southwestern corner of the City and <br />comprises the only public land use at this time. No expansion of this area is expected. <br />
