<br />City of Gem Lake Comprehensive Plan GEMLK 140643 <br />Page 24 <br />5.6 Employment Locations <br />Employment is scattered throughout Gem Lake with some occurring at the golf course <br />and some at the White Bear Montessori, but most employment opportunities will continue <br />to exist in the Gateway district. Within the Gateway district, the Neighborhood General <br />and Neighborhood Mixed Use will offer some employment opportunities, but the <br />Neighborhood Center sub-zone will provide most of Gem Lake’s employment. <br />5.7 Development Staging & Forecasts <br />Gem Lake is classified as “suburban” in the Thrive MSP 2040 Framework. As such, Gem <br />Lake will cooperate with its neighbors as it positions itself to enter this planning period. It <br />will also increase the chances of connecting housing with shopping and employment <br />activities in a thoughtful and well-planned manner. <br /> <br />To meet the forecasts for housing units and employment, the City of Gem Lake has <br />identified the Gateway Mixed Use District as the intended redevelopment area within the <br />community. From 2010 to 2040, the City needs to provide 95 units at a density of 5 units <br />per acre. The redevelopment area has the capacity to provide 174 units over 34 acres, <br />which would be at a density of over 5 units per acre. The City anticipates that some of <br />these units may be provided after 2040.
