Future City of Gem Lake Land Use thru 2030 <br />In order to guide use in subsequent decades, the City of Gem Lake has prepared a future land <br />use plan. The plan brings together goals, policies, and recommendations for future land use, <br />and is intended to assist with decision making on a going -forward basis. <br />Acreages for future land uses within Gem Lake are identified in Table 5 - Future Land Use <br />Acreage Breakdown. Although Gem Lake covers a total of 725 acres, only 653.6 is reflected <br />in the table below. The <br />land for residential development is broken down into three main categories: <br />Single Family - Estate <br />This planning area within the City of Gem Lake encompasses most of the interior residential <br />land area in the City, located around the water body called Gem Lake. The maximum density <br />is 1 lot per 3 acres and minimum is I lot per 40 acres. <br />Single Family - Executive <br />Roughly 33 percent of the total land area of the City is comprised of "Single Family <br />Executive" land uses. "Single Family Executive" land uses are found primarily in the <br />southwest and north central portions of the City. The minimum density is 1 lot per 2 acres and <br />the maximum is l lot per 5 acres in this district. Sanitary sewer expansion is not proposed in <br />this area prior to 2030. The McNulty Development within this district is already served with <br />sanitary sewer. <br />Single Family - Residential <br />The last residential category is "Single Family Residential," and is primarily found along the <br />edges of the city, particularly on the east/northeast side and the northwestern portion of the <br />City. This district is fully developed with single family homes and this plan does not project <br />or assume any gains in housing units from this planning area. The minimum density in this <br />area is I lot per acre and the maximum is 3 lots per acre. Sanitary sewer expansion is not <br />proposed in this area prior to 2030.
