SEH <br />Future City of Gerd Lake Land Use thru 2030 <br />In order to guide use in subsequent decades, the City of Gem Lake has prepared a <br />future land use plan. The plan brings together goals, policies, and recommendations <br />for future land use, and is intended to assist with decision making on a going -forward <br />basis. <br />Acreages for future land uses within Gem Lake are identified in Table 5 - Future Land <br />Use Acreage Breakdown. Although Gem Lake covers a total of 725 acres, only 653.6 is <br />reflected in the table below. The balance of the total 725 acres that make up the City of Gem Lake are used for roads or occupied by the <br />surface of Gem Lake and other water bodies and wetlands in the city. <br />Future Land Use Classifications <br />Residential development will remain the primary land use with the City of Gem Lake. <br />The land for residential development is broken down into three main categories: <br />Single Family - Estate <br />This planning area within the City of Gem Lake encompasses most of the interior <br />residential land area in the City, located around the water body called Gem Lake. The <br />maximum density is I lot per 3 acres and minimum is 1 lot per 40 acres. This area is <br />not expected to be served by sanitary sewer prior to 2030. <br />Single Family - Executive <br />Roughly 33 percent of the total land area of the City is comprised of "Single Family <br />Executive" land uses. "Single Family Executive" land uses are found primarily in the <br />southwest and north central portions of the City. The minimum density is 1 lot per 2 <br />acres and the maximum is 1 lot per 5 acres in this district. Sanitary sewer expansion is <br />not proposed in this area prior to 2030. The McNulty Development within this district <br />is already served with sanitary sewer. As noted further sanitary sewer expansion is not <br />proposed in this district. <br />Single Family - Residential <br />The last residential category is "Single Family Residential," and is primarily found <br />along the edges of the city, particularly on the east/northeast side and the <br />northwestern portion of the City. This district is fully developed with single family <br />homes and this plan does not project or assume any gains in housing units from this <br />planning area. The minimum density in this area is 1 lot per acre and the maximum is <br />5.0 land goals and policies I page 18 <br />
