Future City of Gem Lake Land Use thru the year 2030
In order to guide use in subsequent decades, the City of Gem Lake has prepared a future
land use plan. The plan brings together goals, policies and recommendations for future
land use, and is intended to assist with decision making on a going -forward basis.
Acreages for future land uses within Gem Lake are identified in Table 2-1. Although
Gem Lake covers a total of 725 acres, only 653.6 is reflected in the table below. The
difference is acreage is consumed by roadways.
Table 2-1 Future Land Use Acreage Breakdnwn
Land Use CategoEy
Acres
Single Family Residential
128.3
Single Family Executive
213.4
Single Family Estate
148.1
Gateway & Village Center Use (Mixed
use
91.7
Open Space
6.2
Recreational Open Space
63.0
Public/Institutional
2.9
TOTAL
winrtr.
653.6
ua,aucc ' '" tout rta acres inat maKe up the City of Gem Lake are used for roads or occupied by the surface of
Gem Lake and other water bodies and wetlands in the city.
Future Land Use Classifications
Residential development will remain the primary land use with the City of Gem Lake.
The land for residential development is broken down into 3 main catagories:
Single Family Estate
This planning area within the City of Gem Lake encompasses most of the interior
residential land area in the City, located around the water body called Gem Lake. The
minimum lot size in this planning area is 3 acres, but most of the existing "estates" are
located on land parcels much larger than 3 acres. All but one of the parcels mapped as
"Estate" are built upon and are not expected to subdivide or develop within the planning
period. This plan transfers land from the least dense land category to classification that
allow denser develop. However, it is important to note that this plan does not project or
assume any change in the existing pattern of development on these properties.
Single Family Executive
Roughly 33 percent of the total land area of the City is comprised of "Single Family
Executive" land uses. "Single Family Executive" land uses are found primarily in the
City of Gem Lake Comprehensive Plan i page 5-5
