Polar recently purchased the site. Their current <br />office/warehouse building is on the abutting property at 3642 Scheuneman Road. <br />The new .building is proposed to be 60' x 80' in size with one loading dock facing <br />Scheuneman Road. An overhead garage door is. also proposed facing Scheuneman <br />Road. The bu lid ing as proposed. is post frame bulid ing using a. corrugated metal siding. A <br />paved driveway, the width of the building (60') is proposed to. access the road. The <br />b€ tiding is proposed to be 16' high with a 4:12 pitched roof and one foot overhangs. <br />Staff has reviewed the proposed. plans and offers the following comments based on <br />review of the Consolidated Land Use Ordinance. <br />Additional plans are requested which show: <br />• topography <br />• fighting details. <br />■ a parking area with landscaped island <br />■ drainage plan showing best. management practices <br />• landscaping plan <br />In addition, the building must be designed by a registered architect. <br />It must be .noted that the building. exterior is proposed to be corrugated metal siding. <br />Corrugated siding is not permitted in the Gateway Zoning District. <br />Other ordinance requirements which must be addressed by the applicant include: <br />
