The proposed location would result in the building being partially screened from <br />the road by existing trees. <br />2) Shall meet or exceed all Performance Standards contain elsewhere in this Ordinance, - <br />The proposed use is meeting applicable zoning requirements. <br />3) Shall not generate such additional traffic associated with the use that would overburden or <br />exceed the capabilities of streets and other public services .arid facilities including, but not limited <br />to, parks, schools, and utilities serving the area. <br />The. proposed. detachedaccessory structure would not be. generating traffic to a level that would <br />impact streets or other public services and utilities. Any future connections of the proposed <br />structure to electric and water would require adherence to applicable rules and requirements for <br />each utility; this is. recommended as a condition of approval. <br />ACTION <br />The City Council has. the following options forth is request: <br />1. Approve. the request., with or without conditions <br />2. Deny the request, with findings for denial <br />3. Table for further review/study <br />RECOMMENDATION <br />The Planning Commission recommended approval of the Conditional. Use Permit .request to.build a <br />detached accessory structure exceeding 1,000 SF in size, at 3825 Scheuneman Rd. The following <br />conditions for approval are recoriimended: <br />1) The applicant is permitted to build the proposed detached accessory structure to a size of 1,440 <br />square feet, according to. the plans submitted to the city and reviewed with this request. <br />2) The; applicant is required to acquire a building. permit from the city for the proposed.:strucfure, anti <br />to submit a grad ing& erosion .control plan to city staff for review prior to. issuance of a building <br />permit, so. as. to ensure drainage issues from the city engineer are addressed.. <br />3) Any connections of the: proposed accessory structure to city utilities shall adhere to applicable city <br />requirements: <br />4} .Theapplicant is required to adhere to all applicable local, Statej or Federal regulations. <br />5) The applicant is required to acquire any other applicable local, State, or Federal permits for this <br />request. <br />7 <br />
