The proposed location would result in the building being partially screened from the road by existing trees. 2) Shall meet or exceed all Performance Standards contain elsewhere in this Ordinance, - The proposed use is meeting applicable zoning requirements. 3) Shall not generate such additional traffic associated with the use that would overburden or exceed the capabilities of streets and other public services .arid facilities including, but not limited to, parks, schools, and utilities serving the area. The. proposed. detachedaccessory structure would not be. generating traffic to a level that would impact streets or other public services and utilities. Any future connections of the proposed structure to electric and water would require adherence to applicable rules and requirements for each utility; this is. recommended as a condition of approval. Table for further review/study RECOMMENDATION The Planning Commission recommended approval of the Conditional. Use Permit .request to.build a detached accessory structure exceeding 1,000 SF in size, at 3825 Scheuneman Rd. The following conditions for approval are recoriimended: 1) The applicant is permitted to build the proposed detached accessory structure to a size of 1,440 square feet, according to. the plans submitted to the city and reviewed with this request. 2) The; applicant is required to acquire a building. permit from the city for the proposed.:strucfure, anti to submit a grad ing& erosion .control plan to city staff for review prior to. issuance of a building permit, so. as. to ensure drainage issues from the city engineer are addressed.. 3) Any connections of the: proposed accessory structure to city utilities shall adhere to applicable city requirements: 4} .Theapplicant is required to adhere to all applicable local, Statej or Federal regulations. 5) The applicant is required to acquire any other applicable local, State, or Federal permits for this request. 7
