Township, and the south and west sides being fed by Vadnais Heights. Numerous system <br />layout alternatives are possible should the City decide to proceed with separate water <br />service areas from more than one source. Evaluation of these numerous alternatives was <br />not included in the scope of this feasibility study; which looked at potential for a centralized <br />water distribution system within Gem Lake with water provided by a single source. <br />4.1 Future Water System Construction Phasing <br />By necessity, new distribution system piping will need to be constructed in the vicinity of <br />connections to other City's first and then expanded away from the connection. Based on <br />this, the most likely phasing scenario is to construct watermain in the eastern side of the <br />City and expand west. Localized water quality concerns, either known or that may arise in <br />the future, at locations within the City may drive phasing priorities of where the new water <br />mains are constructed. <br />Future Water System Estimated.: Costs <br />The proposed pipe routes primarily go through already existing roads and developments. <br />Cost estimates were developed for installation of the proposed water distribution systems. <br />These cost estimates include conceptual level estimates for construction of the proposed <br />systems, including removals and restorations, e.g. pavement removal and repair, required <br />for watermain installation. These costs are conceptual, order -of -magnitude estimates. <br />Estimated costs are considered Class 4 Feasibility Estimates as defined by AACE cost <br />estimate classification system, with an expected accuracy range of -30% to + 50% based <br />on project definition (up to 15% complete design) level analysis. <br />5.1 Connection to White Beer Lak <br />Mj <br />The estimated cost for a water distrib system within Gem Lake with source water <br />provided by White Bear Lake is summlTed in Table 7.
