April 19, 2422 <br />Gem Lake City Council Page 2 <br />PROPERTY INFORMATION <br />Description: 3516 H[ghway 61 is Iodated eastof Highway 61, on the southeast side of the city, The lot is <br />rectangular in shape, and Is 1,93 acres in size, per Ramsey County records. The site is currently vacant; <br />a house used to reside on the site but was razed back in 201.9. The site is fairly flat. The east side of the <br />property is bounded by BNSF railroad tracks, while the south side. is bounded by the city's south border <br />with Vadnais Heights. A portion of city right-of-way runs along the west boundary between the :subject <br />parcel and Highway 61; this connected the previous house on the parcel up north-to-Hoifman Road_ <br />Land Use: vacant <br />Figure 1 Aerial of the site from 2018, per Ramsey County GlS. Parcels 3494 & 3500 are within Vadnais Heights. <br />PROJECT INFORMATION <br />The applicant is proposing to build an automotive dealership. The Gem Lake portion of the project would <br />include 144 stalls of parking, landscaping, and a new frontage road with a cul-de-sac: The frontage road <br />could eventually extend north, if the .current intersection of Hoffman Road and Highway 61 is <br />redesigned/redeveloped in the future. <br />Consolidated.
