Forty-eight parking spaces are provided on the south and west sides of the <br />building. Based on the. size. of the building 60 parking spaces could be required. The gun <br />'shop and 2nd Hand Tools do not generate a significant amount of traffic. <br />Mr. Eckton plans to use 838 square feet of the building. Using a I parking space per 100 <br />square feet of useable floor area model. will require. only 9. spaces.. There are <br />approximately 18 parking spaces. in front of (south side) or west side of the building where <br />the Meadery Brewery is proposed. The. amount of parking appears to be adequately <br />provided. <br />If this use is one that the City of Gem take would like to have, the following actions should <br />be taken: <br />1. Modify the Consolidated Land Use Ordinance, Section 9.6.5 as follows: <br />Commercial. — Add on -sale liquor, off -sale liquor,. micrvbrewlm.eadery <br />brewery to the current list of Conditional Uses. Note -- other uses could be <br />added/subtracted or modified, unrelated to Mr. Eckton's request. <br />2.
