Gem `Lake Hy-Vee Traffic Impact Study <br />Dear Mr. Gese, <br />Thank you for the opportunityto corn ment on the proposed Hy-Vee C-Store Traffic Study in the City of <br />Gem Lake. We. have reviewed the traffic study and proposed layout and have the following comments, <br />■ The new Hy-Vee site will generate.approximately 30 right turns onto Hoffman Rd from County <br />Road E. Future development at the nurserysite will generate additional traffic to warrant a <br />right turn lane on County Road E. The County requests the developer dedicate right of way for a <br />future 12' wide right turn lane. In additionto the right turn lane, a 6-foot sidewalk with a 5. foot <br />boulevard should be consfructed along County Road. Approximately 25 feet of right of way <br />should be dedicated along County Road E for the turn lane and sidewalk. The sidewalk and <br />future turn lane should be preliminarily designed to ensure adequate right. of way dedication. <br />■ The location of the northeast driveway onto Hoffman Road is. very close to the County Road E <br />access. To improve access rnanagement and spacing; the driveway should be shifted further <br />southwest. <br />• The traffic study presents overall level of service at the intersections, it. is also important to <br />understand if there are any individual movements that fail as part of the proposed. Hy-Vee or <br />future develo.prrent.
