Section 13.1 PURPOSE <br />5ectio <br />SECTION 13 - PLANNED. UNIT DEVELOPMENT <br />13.1-I The purposes of this section are: <br />A) To encourage a more creative and. efficient development of lan& and its improvements through the.preservation of <br />natural features .and amenities :than is .possible under -the more restrictive application of zoning. requirements. This <br />section may allow modifications such as non-standard lot sues, private streets and driveways, reduced rights-ofrway and <br />street widths; liausing types, zero lot lines and building setbacks. These.changes: shall meet the. standards and purposes. <br />of the City of Gem Lake Comprehensive Plan wlule.preserving the. health, safety, and welfare .of the citizens of the city. <br />S.) To allow fox. the potential mixture of uses in an integrated and well planned area,. <br />C) To ensure concentration. of .open.space into more usable areas, and. a preservation. of the natural resources of the <br />site. <br />D) To facilitate the economical provision of streets and public utilities. <br />E) To facilitate mixed use developments, and/or affordable housing,.recreational uses and institutional uses. <br />Fj Parks and.open: space. Comprehensive Plan. Specific uses.and performance standards. for each PUD shall be delineated in a PUD <br />development plan. <br />B), 'Miere the site of a proposed PUD` is designatedfor more than one land use: in the Comprehensive Plan, <br />the city.may require that the PUD include all the land.uses so designated or suchcombination of the designated <br />uses as the. City Council shall deem appropriate. to achieve the purposes of this .ordinance and the <br />Comprehensive Plan. <br />13.2.2.A PUD is. an.:allo viable conditional use in all zoning districts in the City of Gem lake except for land zoned Open <br />Space./Recreational (OS/WO. <br />Section 13.3.
