The use of a variety of architectural features and building materials is. <br />encouraged . 'give each building or .group of buildings a distinct character. When accent colors 'ate <br />proposed, themumberof colors should be limited to prevent gaudy appearance. <br />9.10.7. Materials. All buildings shall be constructed with. raterials that are attractive- in appearance, <br />durable with a permanent f"uiish, and of high quality.. New mixed -use or commercial buildings erected <br />within the .Gateway District shall be of masonry construction, an equivalent; or better. Exterior <br />building materials shall. be classified as. either. primary, secondary, or accent materials. Secondary .materials may cover no <br />more than thirty percent (30%) of the .€agade, Accent materials may include door and window frames, <br />lintels, cornices and other minor .elernents, and may cover no more rhan..ten percent (1.0%) of the <br />facade. <br />A) Primary materials may be face brick, stone, glass, architectural concrete or precast concrete <br />units (integrally colored. blogk.:or.textured. block),. provided that surfaces are molded, serrated <br />examples or treated with a textured material in :order to :give the wall surface .a three- <br />dimensional character. <br />B) Secondary materials may be decorative block or integrally colored stucco, fiber cement: <br />siding (integrally colored or painted) %vith, hidden seams. Synthetic stucco may be used as :a <br />secondary material. on upper floats only: <br />.C) Accent materials may be wood, metal:or fiber cement when used in trim, fasciabr.swfit if <br />appropriately integrated into the overallbuilding design and not situated in areas which will be <br />subject to physical or environmental damage. <br />D) Prohibited Materials. No buildings shall be..constructed of sheet. aluminum, asbestos, iron, <br />steel, corrugated metal, plastic or fiberglass siding. lace materials which rapidly deteriorate or <br />become unsightly such as galvanized metal or unfinished. structural clay tile axe' not permitted. <br />9.10.8 Colors: Colors. used for exterior surfaces: shall :be harmonious. with: surrounding development <br />and shall visually reflect the .traditional concept of the town center. Contrasting colors should be. used <br />to emphasize architectural detail.. Where a development plan proposes multiple buildings,. the plan <br />shall carry over colors and materials across .adjacent buildings. <br />9.1.0.9 Rbofs.. The predominant. roof shape in the. Neighborhood Center subzone is flat with <br />articulated parapets; the predominant roof shape in the Neighborhood General subzone is peaked. <br />Roof shapes. in. the Neighborhood Nfixed-L.se.subzone. should achieve a gradual transition betweenthe <br />tavo roof types, <br />9..10.10 Outdoor. Storage. There shall be no outdoor. storage of either materials or products .except <br />through the issuance of a conditional use permit. <br />9.10.11 Screening. Property boundaries abutting property that is not .included within the Gateway <br />District shall have significant dense vegetative screening. <br />9.10:12 Signage:. Signage should be integrated as an architectural element, -with attention given to the <br />color, scale and orientation of all proposed signs in relation to. the overall design of the building. Signs <br />shall conform to the regulations in Section 19 of the Zoning Ordinance. <br />
