13) Verify that the Zoning Ordinance regulations for landscaping and vegetation borders are <br />correct as identified to be worked on in the Comp Plan. The Landscape Ordinance may <br />have some interface but it does not seem to be complete. P.E. NOTE: The comp plans <br />has many references to this need for landscaping and. border vegetation interface) <br />14).Remove all "off-street parking:." regulations that pertain to "business uses" (this has been <br />requested. by Bob uzpen). All business parking regulations should now be contained in <br />the Gateway section of the Zoning Ordination. P.E.NOTE: 1 have already removed all <br />of the business off-street parking regulations in my suggested changes. <br />15) Review 'the°' interactions" between the Zoning Ordinance and the other related <br />Ordinances and how they work. (Sign. Ordinance, City Housing Cade, Tree Ordinance, <br />etc) P.E Note: Most of this interface checking and work has been completed <br />1 G) Look at the City of Gem Lake "Updated" Gem Lake Subdivision. Ordinance for any <br />conflicts or changes needed. This Ordinance has not been up -dated since 2008 which <br />only made changes in the Park Dedication part of the Ordinance. The Comp.Plan says <br />that the " Subdivision regulations" .should be reviewed to allow for smaller lots. (and <br />possible zero lot line construction) that might,occur with PUDs. that include town homes <br />or similar structures <br />17) Examine both the 2008 Comprehensive PIan and the October 201.1 (with November 2013. <br />amendments) to see if both of these plan's requirements are covered by this Zoning <br />Ordinance revision. <br />18) Address how to handle requests for remodeling or re=buildi.ng.of %exis.ting structures in the <br />business areas of the City of Gem'Lake that are wanted to be done before or. under the <br />Gateway Zoning regulations. What zoning regulations should be used for remodeling or <br />re -construction of existing structures in these areas ?. (Zoning Ordinance or Gateway <br />regulations). P.E. NOTE: Off-street parking regulations are not longer listed in the <br />Up -dated Zoning Ordinance so some parking: regulations may be.needed. <br />19) In what zoning districts) should telecommunications towers be allowed.? The only <br />disti=ict that NOW makes. any sense is the Gateway District. Should only concealed <br />antenna monopoles and/or stealthy concealment as part of existing or newly built <br />structures be allowed ? P.E. Note: Suggested changes .in this are already <br />incorporated in the suggested changes. <br />
