City of Gem Lake Minnesota <br />Development/Redevelopment Checklist <br />Phase l; Proposed development/redevelopmen t —proposal to the City. <br />1. Applicant sends a letter to the City of Gem Lake, 4200,Otter Lake Road, Gem Lake, MN <br />55110, outlining their proposal. <br />2. The City of Gem Lake acknowledges receipt of the letter and contacts proposer to <br />schedule a`meet! ng to discussthe proposal. The proposer brings to the rneeting a <br />sketch plan of their proposal which reflects the following: Subdivision plat and related <br />structures; thoroughfare network and civic spaces; building type placement; and <br />proposed design of completed buildings <br />3, The attendees at the meeting are: City Attorney; Engineer, City Council member, <br />Planning Commission Chair, City Planner, Zon1ngAdministrator and applicant. <br />4. The City members will review the proposal and will match the proposal to the ordinance <br />governing the area that is proposed. The City representatives will provide iinput to the <br />proposal,. if the area proposed doesn't follow the ordinance and the applicant wants to <br />try submitting a PUD (Planned Unit Development) a PUD meetingis scheduled. The <br />applicant understands that with a. PUD all items are negotiated. <br />5. The City of Gem Lake sends a letter Within.5 business days of the discussion. meeting <br />stating the results of the meeting. <br />6. If as a result of the process the applicant wishes to go the route, a PUD meeting is <br />scheduled with the applicant to document. changes to the proposal. A formal PUD is <br />prepared with all of the suggested changes. The a p pl ica nt. a n d the City Council must <br />approve the PUD <br />7. The Applicant then. starts phase II of the application process. <br />Phase H. City has given the approval to start the redevelopment development process: <br />A pre -application meeting will be scheduled: <br />If during the. processing, further changes to the plan are needed, the PUD needs to be revisited <br />and reapproved. <br />The applicant submits to the City of Gem take the following: (note: depending on the area <br />proposed to be developed or redeveloped, unless the City has. agreed to a PUD, the ordinance <br />governing the zone must be followed). <br />1. ❑evelopment Plan which represents maximum density, lot sizes, site Conditions; streets, <br />sidewalks, common spaces; style to be built.
