In order for Sanibel Dance Co, to be approved; either the Zoning <br />Ordinance must be amended by adding the requested use, or an Interim Use Permit must <br />be approved. An Interim Use Permit is the recommended review procedure since the <br />Gateway Zone is considered a redevelopment area and uses which are not necessarily <br />permitted,. but are a good fit within an existing building, for a limited amount of time, can <br />be allowed. <br />The Zoning Ordinance requires the Planning Commission and City Council to consider <br />the impact of the proposed use based on the following criteria when reviewing a request <br />for an interim Use Permit a Conditional Use Permit): <br />Adjacent:.Uses <br />Air & Water Quality <br />Traffic Generation <br />Public Safety & Health <br />Area Aesthetics <br />Economic Impact on the Entire Area <br />Consistent with the City's Comprehensive Plan <br />Anticipated Duration of the Interim Use <br />If the City Council and Planning. Commission determine that the criteria are being met <br />and the use will not have a negative impact. to the surrounding, area and City as a whole; <br />the Interim. Use Permit can be approved. <br />The proposed. use has a combination of retail and dance. The Zoning Ordinance allows <br />for retail but the dance studio is not specifically allowed. Other similar uses which are <br />permitted include athletic clubs and fitness centers,. however. <br />This proposed. use seems to be a good fit on an inte(Im basis. if recommended for <br />approval it is. recommended that the parking lot be striped and stalls assigned to the <br />various businesses in the strip center.
