Updated January 2025 – Gem Lake Consolidated Land Use Ordinance No. 131 14 <br /> <br />3. All Residential structures shall be setback at least one-hundred (100') feet from the ordinary high water <br />level of the lake and its attendant wetlands. The ordinary high water level of the lake shall be as <br />determined by the City Council. <br />2. The following structures can be erected within set-backs as long as no part of the structure is closer to the front of <br />the lot than the rear of the principal structure: <br /> <br />1. Fences. <br /> <br />1. Fences may only be placed directly on the property line with the written permission of the <br />adjacent property owner and when maintenance free materials are used; and <br /> <br />2. All other fences may only be installed with adequate setback from adjacent property lines to <br />provide for owner maintenance; and <br /> <br />3. All fences installed within the set-back area must provide for a finished facade facing adjacent <br />property. <br /> <br />2.
