Whitaker Automotive <br />Proposal for Use, Gem Lake MN. Property on Highway 61, County Road E. and <br />Hoffman Road <br />September 17, 2013 <br />Phase I <br />Our intention is to open a "High -End" Pre -Owned Car Centre, featuring BMW, Mercedes, Audi, <br />and a few domestic late model cars trucks and SUV's like Buick, Ford and Jeeps, on the 3588 <br />Highway 61 building and lot, now occupied by Moldings Doors and More. We would create a <br />upscale and comfortable site for auto sales, leasingand service. We intend to repave, repaint <br />modernize building with a corner Accent, add approximately 8 lot lights and relocate, if <br />salvageable, the pole building which is now on middle of property to the south west corner for <br />auto storage. We also seek to acquire a curb cut on the middle of property on County Road E. <br />We also would look to add a perimeter fence for security of the automobiles along with a couple <br />of gates on south and east sides of main lot for entrance. <br />Phase II <br />Redevelopment of strip mall, with demolition possibly at end of Is' quarter 2014. We would <br />begin by subdividing property (of whole) in half with the easterly half which includes present <br />strip mall being torn down to make way for new retail, office and or restaurant type uses. <br />Depending on marketplace, would sell off, or build to suit with new lessee's 2- 6 new spaces of <br />about 8000-12000 square feet in size. The project would face County Road E, and use its new <br />curb cut there. At this time would would also realign fencing on eastern boundary of Whitaker <br />Automotive to a straighter north/south orientation. <br />
