CITY OF GEM LAKE, MN <br />4200 Otter Lake Road <br />Gem Lake, MN 55110-3227 -U-. <br />Telephone 651-747-2790 <br />E-mail Citv(a-)gemlakeMN.org <br />Gem Lake Planning Commission Meeting <br />1 October 2013 <br />The regular meeting of the Planning Commission of Gem Lake was called to <br />order by Councilmember James Lindner on Tuesday, October 1, 2013 at 7:00 <br />p.m. at Gem Lake City Hall. <br />The following members were present: Councilmember James Lindner, and <br />Planning Commissioners Arthur Pratt, Dan Marier and Beth Herzog, and Derek <br />Wippich. <br />Planning Commission Agenda: Councilmember James Lindner went over the <br />agenda and asked for any changes, deletions, or added agenda items. None <br />was given and upon motion by Commissioner Herzog and seconded by <br />Commissioner Pratt; the October 1, 2013 agenda was approved. Ayes — 4, Nays <br />— 0. <br />PUBLIC HEARING <br />Tom Riedesel from White Bear Township spoke to the Planning Commission <br />regarding the property on which Mr. Whitaker wants to build. Mr. Riedesel <br />received the complete application on September 27, 2013. The property is at the <br />southeast corner of Highway 61 and County Road E. The property is presently <br />owned by Waldoch and is currently being used by Moldings, Doors and More. <br />The Property is in the Gateway Zone. This proposal is for a high -end used car <br />dealership. The site will use the existing building with upgrades and landscaping. <br />The existing pole barn will be moved to back of the property. The remodel plan <br />will add parking lot lighting. Some of the parking lot will be removed to allow for <br />green space as required by the zoning ordinance. <br />Redevelopment will occur in different phases. The first phase is the subject of <br />tonight's public hearing and only includes repurposing the existing building and <br />relocating the existing pole barn. There is also an existing strip center located on <br />the property to be sold running along Hoffman Road. Any redevelopment of the <br />existing strip mall will be part of a potential future Phase II. Mr. Whitaker also is <br />considering a plan to reopen the driveway access to County Road E but approval <br />for this will come from Ramsey County. <br />
