The CityCounctshailreview the recommendations ofthe PlanningCommiAtih and <br />shall approve or deny the platy as presented, <br />18,12..2 Development. plans for any"LDB1-'•Zoned District shall be presented in the form: of a sketch plan**ith all <br />components of this plan as described in•this ordinance. and the City. of Gem Lake; Subdivision Ordinance including, <br />but•not iimised to., a.11 Variances, Special Uses, Interim Uses and the like: to be;irtt:luded'in the.developtnent..ln <br />addition to:the other provisions of: this section and. ordinance; the following general criteria will be considered when <br />this plait is -reviewed: <br />A) All uses must be generally compatible with the intont and purposg of* this.. 4ning. Ordinance and the <br />Comprehensive Plan; and building construction must meet the provisions of thg building material uses:as. <br />described in this section of the Zoning Ordinance and as required by the Building Code; <br />13) Use must be environmentally sound, compatible.with adjacent .land uses and .zones, including sound, sight. <br />and smell, and compatible with the type of volume of traffic upon adjacent roadways; <br />C) Overall. density of strictures including parking. areas, walls and roadways., front; side, and rear yards, must <br />reflect the transitional nature of an "LDB" Zoned .District from the intense uses in adjacent business. districts <br />to.the.less intense uses iKadjkti t residential districts; <br />D) Signs in this district should bcmiriimized. Sign design shall be required and shown as.pari-of the initial site <br />plan design reviewed by the Planning. Commission for approval. by .the City Counci.I:.All. signs in any "LDB <br />.Zoned District shall be consistent in both. design and appearance; <br />1;) N'o..butdoor lighting' -should be allowed in this district. Parking lots may be lighted only when necessary <br />during busihdss hours. Drily "security type" lighting around the structures should bb -used. <br />
