Mr. Titcomb raised the issue of signage at the Sports <br />Center, which has been in limbo since last fall. Mr. Hiniker <br />indicated that they are working on new signage, as well as a <br />general upgrade, at that property, but that they are not yet able <br />to provide us with a plan. Mr. Bennett suggested that they will <br />likely end up with one pedestal sign combining several manufac- <br />turers' logos, and the delay is due to obtaining the manufactu- <br />rers' signage requirements. Mr. Titcomb asked if they could get <br />us a plan by September, and they agreed. Mr. Gardner reminded <br />them that the sf limit at the site is 119 sf, and their current <br />total is 277, and requested that the plan show a significant re- <br />duction in signage. He also stated that they are the leading <br />corporate citizen in the area and all other businesses point to <br />them when confronted with a signage violation, and requested that <br />the remaining paper sign on the clothing store be removed, redu- <br />cing the total to 217 sf. They agreed, with the caveat that some <br />identification sign for that part of the complex is required. <br />Tousley is very anxious to establish a water loop into that <br />area of Hoffman Road and requests the City's assistance. This <br />has been discussed many times over the years, and they feel it is <br />a necessary first step to upgrading that block. The Commission <br />concurs and asks the Council to analyze this request. <br />The Commission feels that Tousley Ford has done an admirable <br />job of renovating the property, and has, generally, been coopera- <br />tive in meeting our requests. Further, they have planted trees <br />along Hwy. 61, and, voluntarily, landscaped the front of the <br />dealership. The planned sign program is well -conceived and <br />tasteful. Although it represents a very significant variance <br />from the ordinance, and may set an uncomfortable precedent, the <br />Commission ultimately voted to recommend that the City Council <br />rescind the variance granted last December, replacing it with a <br />variance to the Zoning ordinance as follows: <br />1. to Section 15.15, to allow for a total of 13 signs, a total <br />of 1087 square feet, and three surfaces in excess of 100 sf, <br />2. to Section 15.11, to allow an entrance sign of 160 sf per <br />side and an overall height of 26 feet, and, <br />3. to Section 15.10, to allow the continuous display of the <br />Ford flags on the lightpoles, provided no other banners or flags <br />are used at the site. <br />Mr. Ray Kadechka, 1365 Goose Lake Rd., presented his request <br />for a special use permit. Mr. Arend and Mr. Gardner have both <br />inspected the site and find it well -landscaped and screened on <br />both east and south, with ample room for the building. The <br />Commission voted to recommend that the City Council approve a <br />special use permit under Section 4.5(5) of the Zoning ordinance <br />
