SECTION 18 TO BE ADDED <br />A) Uses requiring excessive parking, which is defined as such parking which cannot be screened by bermings, <br />plantings or the like; <br />B) Uses resulting in excessive vehicle traffic which is defined as such traffic which is generally incompatible <br />with the lands and roadways adjacent to the district; <br />C) Uses requiring excessive exterior building lighting which is defined as lighting that cannot be screened from <br />view by adjacent properties by bermings, plantings or the like; <br />D) Commercial manufacturing, processing or repairing of the type which emits noises or fumes inconsistent <br />with abutting land uses or zones; <br />E) Businesses that operate continuously during any 24 hour period; <br />F) Light Manufacturing; <br />G) Warehouse; <br />H) Shopping Center; <br />I) Retail except as permitted by Section 18.4 (1); <br />J) Restaurants or convenience food uses. <br />Section 18.6 Height Regulations in an "LDB" Zoned District <br />18.6.1 No principal business structure shall exceed thirty-six (36') feet in height and no principal structure, any part <br />of which is within three -hundred (300') feet of any residential district or a roadway bordering any residential district, <br />shall exceed twenty-five (25') feet in height. <br />18.6.2 No accessory business structure shall exceed twenty-five (25') feet in height and no accessory structure any <br />part of which is within three hundred (300') feet of any residential district or a roadway bordering any residential <br />district shall exceed fifteen (15') feet in height. <br />18.6.3 All principal residential and accessory structures shall meet the height restrictions defined in an "R2" <br />Residential Zoning District. <br />Section 18.7 Requirements for Area, Setbacks, Frontage and Yard Requirements in an "LDB" Zoned District <br />18.7.1 The minimum lot area for business uses in any "LDB" Zoned District shall be twenty-four thousand (24,000 <br />st) square feet. The maximum lot area shall be the maximum size of an entire "LDB" Zoned District. <br />18.7.2 The minimum lot size for residential use in any "LDB" Zoned District shall be as described in the "R2" <br />Residential Zoning District section of this ordinance. <br />18.7.3 The minimum business building setback from any lot line, public street right-of-way, parking lot or <br />circulation drive shall be as set forth below or be equal to the average height of the nearest or tallest building, <br />whichever is greater: <br />Al Building Setbacks TABLE 18.7.3 a) <br />Interior Lot Lines <br />Interior Lot Lines <br />Interior Lot Lines <br />Adjacent R Zoning <br />Front Yard <br />Side Yard <br />Rear Yard <br />50 foot set -back <br />35 foot set -back <br />10 foot set -back <br />20 foot set -back <br />1) Yards identified as the front yard will be determined by the Gem Lake City Council. <br />2) Set -backs measured from the closest of any lot line, road, road easement, road right-of-way or the like. <br />3) Side yard set -back thirty-five (35') feet when abutting any street or private way. <br />B) Access Ways & Parking Lots TABLE 18.7.3b) <br />Public Street Width <br />Service Road Width <br />35 foot width <br />20 foot width <br />Circulation Drive Width <br />Parking Lot <br />10 foot width <br />20 foot width <br />18.7.4 All setbacks, frontage, yards and other requirements for residential uses in any "LDB" Zoned District shall <br />be as described in the R2 Residential Zoning District section of this ordinance.. <br />Section 18.8 Lot Coverage in any "LDB" Zoned District <br />18.8.1 The maximum allowable Lot Coverage for any "LDB" Zoned District shall be seventy-five (75%) percent <br />of the total area of the "LDB" Zoned District area being considered. <br />18.8.2 Calculation of Lot Coverage shall be the sum of the areas of: 1) all buildings (Principal and Accessory, <br />business and residential) determined by the foundation plan; 2) the parking areas and driveways; 3) the access roads; <br />4) the loading, storage and trash areas; and, 5) all other areas covered by impervious material not purposely used <br />for landscaping. The total calculated area shall then be divided by the total area of the LDB Zoning District to <br />calculate the percent of lot coverage. The calculated area coverage shall not exceed the maximum allowable lot <br />coverage. Wetland areas and storm water ponds, in any "LDB" Zoned District, may be defined as "open" area in <br />these calculations. <br />Page 10 of 13 <br />
