Section 18.4 Special Uses or Interim Uses <br />18.4(1) Within any "LDB" Zoned District, no structure or land shall be used for the following uses except by Special Use Permit or Interim <br />Use Permit: <br />A) Private clubs, including athletic or tennis clubs; <br />B) Office -showroom buildings; <br />C) Cemetery; <br />D) Churches and synagogues as provided for in the Institutional Overlay Process in this Ordinance; <br />E) Government buildings and libraries as provided for in the Institutional Overlay Process in this Ordinance; <br />F) Nursery or day schools as provided for in the Institutional Overlay Process in this Ordinance; <br />G) Any supplemental retail use within the structure and related directly to a Permitted Principal Use, Special Use or Interim Use and <br />conducted solely for the convenience of and use by the employees or clients of the Permitted Principal Use, Special Use or Interim Use. <br />Such usage shall be limited to a maximum of twenty-five (25%) percent of the ground floor area or four hundred (400sf) square feet, <br />whichever is less. No signage shall be displayed outside the building advertising this as a retail service to the public; <br />H) Those uses and structures permitted in Section 8.1 of this Zoning Ordinance ("R2" Residential District). <br />Section 18.5 Uses Not Permitted <br />I &5(I) The following list of uses, while not intended to be complete, provides examples of principal uses NOT PERMITTED in any "LDB" <br />Zoned District and that WILL NOT generally be permitted as Special Uses or Interim Uses in any "LDB" Zoned District: <br />A) Uses requiring excessive parking, which is defined as such parking which cannot be screened by bermings, plantings or the like; <br />B) Uses resulting in excessive vehicle traffic which is defined as such traffic which is generally incompatible with the lands and roadways <br />adjacent to the district; <br />C) Uses requiring excessive exterior building fighting which is defined as lighting that cannot be screened from view by adjacent <br />properties by bermings, plantings or the like; <br />D) Commercial manufacturing, processing or repairing of the type which emits noises or fumes inconsistent with abutting land uses or <br />zones; <br />E) Businesses that operate continuously during any 24 hour period; <br />F) Light Manufacturing; <br />G) Warehouse; <br />H) Shopping Center; <br />I) Retail except as permitted by Section 18.4 (1); <br />J) Restaurants or convenience food uses. <br />Section 18.6 Height Regulations <br />18.6(1) No principal business structure shall exceed thirty-six (36') feet in height and no principal structure, any part of which et within three <br />hundred (300') feet of any residential district or a roadway bordering any residential district, shall exceed twenty-five (25') feet in height. <br />18.6(2) No accessory business structure shall exceed twenty-five (25') feet in height and no accessory structure any part of which is within three <br />hundred (300') feet of any residential district or a roadway bordering any residential district shall exceed fifteen (15') feet in height. <br />18.6(3) All principal residential and accessory structures shall meet the height restrictions defined in an "112" Residential Zoning District. <br />Section 18.7 Requirements for Area, Setbacks, Frontage and Yard Requirements <br />18.7(1) The minimum lot area for business uses in any "LDB" Zoned District shall be twenty-four thousand (24,000 si) square feet. The <br />maximum lot area shall be the maximum size of an entire "LDB" Zoned District. <br />18.7(2) The minimum lot size for residential use in any "LDB" Zoned District shall be as described in the " R2" Residential "Zoning District <br />section of this ordinance. <br />18.7(3) The minimum business building setback from any lot line, public street right -of --way, parking lot or circulation drive shallbe as set forth <br />below or be equal to the average height of the nearest or tallest building, whicheveris greater: TAIL: 18.7.3 a) <br />A) Building Setbacks <br />interior Lot Lines <br />Interior Lot Lines <br />Interior Lot Lines <br />Adj acent R Zoning <br />Front Yard <br />Side Yard <br />Rear Yard <br />50 foot set -back <br />35 foot set -back <br />10 foot set -back <br />20 foot set -back <br />r ..r_e r:.,, r--;I <br />1) Yards identine a as me from yaru wm uc .,. uy-- <br />2) Set -backs measured from the closest of any lot line, road, road easement, road right-of-way or the like. <br />_ -.—. c. /2411 lr a+,,,hod ahntt-ino any street or nrivate way. <br />3) Side yard see-unca nu-.y-.,., e� ..... __�-_ —, _-- TABLE 18.7.3b <br />B) Access Ways & Parking Lots <br />Public street Width Service Road Width <br />35 foot width 20 foot width <br />Circulation Drive Width Parking Lot <br />10 foot width 20 foot width <br />"LDB" Zoncd District shall be as described in the R2 <br />18.7(4) All setbacks, frontage, yards and other requirements for residential uses In any <br />Residential Zoning District section of this ordinance.. <br />Section 18.8 Lot Coverage <br />18.8(10 The maximum allowable Lot Coverage for any "LDB" Zoned District shall be seventy-five (75%) percent ofthe total area ofthe "LDB" <br />Zoned District area being considered. <br />18.8(2) Calculation of Lot Coverage shall be the sum of the areas of: 1) all buildings (Principal and Accessory, business and residential) <br />determined by the foundation plan; 2) the parking areas and driveways; 3) the access roads; 4) the loading, storage and trash areas; and, 5) all <br />other areas covered by impervious material not purposely used for landscaping. The total calculated area shall then be divided by the total am <br />of the LDB Zoning District to calculate the percent of lot coverage. The calculated area coverage shall not exceed the maximum allowable lot <br />1J coverage. Wetland areas and storm water ponds, in any "LDB" 'Zoned District, may be defined as "open" area in these calculations. <br />-30- <br />
