J <br />16) Building requirements on "agricultural structures" has been reworded and added <br />to each R Zoning district. This type of structure is now a conditional use. <br />17) Zoning Ordinance section left for future PUD regulations - Section 13 <br />18) Zoning Ordinance section left for future Recreational Open Space regulations — <br />Section 14 <br />19) Open space for an institutional overlay has been changed to 25% to be in line with <br />the same requirement in the LDB zoning area. <br />20) Residential building heights and the method used to measure them have been <br />changed in all "R" (Residential) Zoning districts. <br />A) The total height of structures in the R1 district has not changed from 35 <br />feet but the R2, R3 and R4 districts now allow for a 30 foot maximum <br />height. <br />B) The place where the building height measurement is measured from (grade <br />plane) has been proposed to be changed. Building height is now defined to <br />be measured at the grade plane at a point 6 feet from the front entrance of <br />the structure - See Height, Building in Section 3 - Definitions <br />In the current Zoning Ordinance (43G) building height is described as <br />measured from the mean curb level along the front lot line or from the <br />mean ground level of all of the frontage of the structure having frontage <br />on a public right-of-way whichever is higher. <br />C) No changes were made in "Accessory structure" heights in any of the <br />zoning districts <br />21) Provisions are provided to allow for the request of a Conditional use permit for <br />construction of a "walk -out" type residential structure that has a walk -out <br />exposure that is not over 10 feet in height greater than for the allowed maximum <br />building height ( In each of the "R" zoning districts). See Section 5.4.2 for the R1 <br />district requirements — the requirement for other residential districts are similar. <br />22) .Two-family dwellings are now proposed to be allowed with a Conditional Use <br />Permit in the R2 zoning district. <br />23) The use of portable storage containers is now restricted to allow them only to be <br />used with an Interim Use permit and only when a building permit has been issued <br />.for the site where they will be located.- Section 18.3.1 and 18.3.2 <br />24) Requirements for landscaping of all parcels of property has been defined. <br />Landscaping must be completed within one growing season after construction has <br />been completed. Section 18.6.1 <br />25) There has been no changes (except for changing special to conditional) to the <br />following sections of the Zoning Ordinance as part of this Zoning Ordinance <br />action — Section 4, Zoning Districts and Map, Section 19, Signs, Section 10, LDB <br />Zoning District, Section 20, Off Street parking, Section 21, Regulation of Gem <br />Lake Waters, Wetlands and Shorelands, Section 23, Broadcast <br />/Telecommunications Tower and Antenna. <br />Paul Emeott - Mayor <br />6/18/06 <br />(GLzoneingchangesexecsummary) Page 3 of 3 <br />
