Emeott 3960 Scheuneman Road Gem Lake, MN 55110 Dear Paul: The Gem Lake Planning Commission met Monday, April 12, 1993 at 7:30 p.m. in the Tousley Ford conference room. Present were Gardner, Bemis, Leider, Emeott, and Noble. Bryce Menk and Colette Gudmundson appeared with their contractor, Tony Palala, to request approval of a minor subdivision, or lot split, to accommodate the construction of their septic system. The land, totalling approximately 2769 square _feet, would be taken from 1 the lot of Alice Williams and attached to the, Menk lot. Both lots conform now and will after the division. The owners were advised of our concerns regarding fill on this property and are testing for stability prior to construction., Noble indicated that there is adequate area for a redundant drainfield. The Planning Commission voted unanimously to recommend that the City Council approve a subdivision of Alice Williams' property on Goose Lake Road to transfer a trapezoidal parcel approximately 35 1/2 feet on Goose Lake Road by 78 feet deep to Mr. Menk to be attached to his lot bordering Mrs. Williams' on the east, as per the attached plat. Mr. Richard Hiniker represented Tousley Ford requesting a variance from the setback requirements of the zoning ordinance to erect a sign marking the new entrance to their sales lot on County Road E. It was the sentiment of a majority of the Planning Commission that the sign's location would interfere with the landscaping plan and that it would be untimely to grant another variance with the landscaping still on hold due to the late spring. The Public hearing was then called to order to discuss tie rroposed zoning ordinance changes described in the attached listing. Mr. John Latourneau and Mr. Ernest Bernier were present and participated in the discussion. The Planning Commission voted unanimously to recommend the City Council approve the changes submitted herewith, but deferred a total overhaul of the signage provisions for further review. The meeting was adjourned at 9:30 p.m. Respectfully submitted, Did . Change the effective date to 4/12/93. 10.5: Change the area requirements to: 36,000 square feet if on -site septic system 24,000 square feet if.connected to city sewer 5.8: Revise the fee for variances to $75.00 to conform with Subdivision Ordinance Section 15 (b) 5.2: Add a second paragraph: "See Section 14 for Performance Standards" 5.3: Add item: (6) Approve all building permits submitted by the building inspector after determining that the permit is in compliance with the ordinance. 14.0: Add paragraph: (3) All building permits, other than for single family dwelling, must be reviewed and approved by the Planning Commission •,J Estoblished in 1962 LOT SURVLYS COMPANY, INC.
