REQUEST FOR CI-I-Y COUNCIL ACTION <br /> DATE: 12/14/98 <br /> ITEM NO: C--1 <br /> DepArtment Approval: Mana er Approved: Agenda Section: <br /> �u CONSENT <br /> Item Description: Rollins Leasing Corporation request for a minor subdivision to realign the <br /> location of a property line between parcels at 2507 Walnut Street (PF3091). <br /> 1.0 Requested Action <br /> 11 Rollins Leasing Corporation is requesting a minor subdivision to realign and correct the <br /> location of the east-west property line between the parcel at 2507 Walnut Street North and <br /> the property north of 2507 Walnut Street North. <br /> 2.0 Background <br /> 21 Rollins Leasing Corporation owns the 5-acre parcel at 2507 Walnut Street North and the <br /> 5-acre parcel north of 2507 Walnut Street North. Both properties are zoned I-2 General <br /> Industrial and adjacent land uses are industrial to the north, east, and south in Roseville. <br /> The FA Gross Golf Course in the City of St. Anthony is located west of the site. The <br /> southern parcel is occupied by Rollins Leasing Corporation and the northern parcel is <br /> undeveloped. <br /> 2.2 Rollins Leasing Corporation is requesting a minor subdivision to allow the property line <br /> between the parcel at 2507 Walnut Street North and the parcel north of 2507 Walnut <br /> Street North to be realigned to a location one foot north of the existing fence line. A <br /> recent survey indicated that the property line was not in the location shown on the as-- <br /> built site plan prepared in 1996. A sketch plan of this correction as well as legal <br /> descriptions for both parcels were submitted in conjunction with the request. The two <br /> resulting parcels will meet the minimum width, depth, and lot area for parcels in an I-2 <br /> zoning district. The correction will not create any non-conforming structures or <br /> driveways. <br /> 2.3 Section 1104.04D, City Code, outlines the procedure for a correction type of minor <br /> subdivision. No hearing or Planning Commission review is necessary. If the request is <br /> approved, the certificate of survey is reviewed by the City Manager and Community <br /> Development Director and then recorded with the Ramsey County Recorder. <br /> 3.0 Suggested Council Action <br /> 31 By motion, approve Rollins Leasing Corporation's request for a minor subdivision to <br /> realign the east-west property line between the parcel at 2507 Walnut Street North and <br /> the property north of 2507 Walnut Street North. <br /> Attachments: Property location map; proposed correction: letter requesting minor subdivision/correction. <br /> 60-day Time Limit: application submitted on November 19,1998; decision deadline is January 18,1998. <br /> Prepared by: Kim L.
