REQUEST FOR CI-I-Y COUNCIL ACTION DATE: 12/14/98 ITEM NO: C--1 DepArtment Approval: Mana er Approved: Agenda Section: �u CONSENT Item Description: Rollins Leasing Corporation request for a minor subdivision to realign the location of a property line between parcels at 2507 Walnut Street (PF3091). 1.0 Requested Action 11 Rollins Leasing Corporation is requesting a minor subdivision to realign and correct the location of the east-west property line between the parcel at 2507 Walnut Street North and the property north of 2507 Walnut Street North. 2.0 Background 21 Rollins Leasing Corporation owns the 5-acre parcel at 2507 Walnut Street North and the 5-acre parcel north of 2507 Walnut Street North. Both properties are zoned I-2 General Industrial and adjacent land uses are industrial to the north, east, and south in Roseville. The FA Gross Golf Course in the City of St. Anthony is located west of the site. The southern parcel is occupied by Rollins Leasing Corporation and the northern parcel is undeveloped. 2.2 Rollins Leasing Corporation is requesting a minor subdivision to allow the property line between the parcel at 2507 Walnut Street North and the parcel north of 2507 Walnut Street North to be realigned to a location one foot north of the existing fence line. A recent survey indicated that the property line was not in the location shown on the as-- built site plan prepared in 1996. A sketch plan of this correction as well as legal descriptions for both parcels were submitted in conjunction with the request. The two resulting parcels will meet the minimum width, depth, and lot area for parcels in an I-2 zoning district. The correction will not create any non-conforming structures or driveways. 2.3 Section 1104.04D, City Code, outlines the procedure for a correction type of minor subdivision. No hearing or Planning Commission review is necessary. If the request is approved, the certificate of survey is reviewed by the City Manager and Community Development Director and then recorded with the Ramsey County Recorder. 3.0 Suggested Council Action 31 By motion, approve Rollins Leasing Corporation's request for a minor subdivision to realign the east-west property line between the parcel at 2507 Walnut Street North and the property north of 2507 Walnut Street North.
