Tenant shall, in all respects, keep, observe and <br /> perform all the terms, covenants, agreements, provisions, conditions and limitations of this <br /> Agreement on Tenant's part to be kept, observed and performed up to the date of such taking. <br /> For purposes of this section, materially all of the -Improvements shall be deemed to <br /> have been taken if the portion not so taken cannot be so repaired or reconstructed as to constitute <br /> a complete structure capable of being operated as required by the terms and conditions of this <br /> Agreement. <br /> If at any time during the +ac ��Term of this Agreement, title to less than <br /> f ^f+hi <br /> the whole or materially all of the < Property and / or <br /> Improvements shall be taken, as aforesaid, this Agreement shall continue and Tenant shall <br /> promptly, except for unavoidable delays, at Tenant's expense, restore the <br /> =Improvements to the extent as nearly as possible to the condition and character <br /> immediately prior to such partial taking. All of the compensation collected by Tenant pursuant <br /> to this section shall be applied and paid over toward the cost of demolition, repair and restoration <br /> of such partial taking, substantially in the same manner and subject to the same conditions as <br /> • those provided in the section of this Agreement with respect to insurance and other monies.
