Gluck Lane We have reviewed the proposed lot split for 1907 N. Gluck Lane and wanted to bring the following items to your attention. We expect that appropriate conditions will be added to your Council report to reflect our concerns. Deferred Assessments . Please place a condition on this minor subdivision approval that the following assessments are due on the proposed new lot. Storm sewer $305.00 • Sani4ry Sewer III $720.64 Water City Pro ect 62-1 $345.33 • Total Assessments due $1,444.67 Utility construction: For all utility work Contact Dan Hansen with the City Utility Department(65 1-490-23 12)at least 24 hours prior to connection. There is only one water service for this lot. It is located in the westerly 185 feet.A new 1"service will need to be wet tapped at the cost of the property owner. There is only one sanitary sewer service for this lot. It is located in the easterly half of the lot. Either a new service needs to be installed in the westerly 185 feet of the lot to serve the existing house and the existing service disconnected and reused for the new lot, or an easement should be drafted to allow the existing house service to encroach on the new lot and a new service installed for the new house. G radinR Plan/Exi stiniz grades There is a 30- foot wide City owned parcel to the east of the new lot whose specific purpose is for storm sewer. No fill should be placed on this lot or grading performed without permission and approval from Public Works Staff. It appears that the emergency overland flow for Gluck Lane runoff is conveyed down the 30- foot city parcel and into the Highway 36 ditch. There appears to be a low spot to the front and on the back of the new lot. Special care should be taken in developing the proposed grading plan and house design on the new lot. It may not be appropriate to construct a walk-out home on the new lot because there may not be sufficient freeboard between the high water elevation of this ditch and any proposed ingress. It is also possible that the low area shown on the topographic map may be a jurisdictional wetland and.protected from any fill.Additional iriformation should be provided about these concerns when permits are sought for this lot.
