REQUEST FOR CITY COUNCIL ACTION <br /> DATE: 04/12/99 <br /> ITEMNO- J-2 <br /> V <br /> P val: Manager Approved: Agenda Section: <br /> LAND USE <br /> Ite& <br /> ® George Wintz, Tri s angle Warehouse, request for recombination (minor <br /> subdivision) of two parcels into one parcel, property located north of 2507 <br /> Walnut Street LPF3105�. <br /> 1.0 Requested Action <br /> 1.1 George Wintz is requesting a minor subdivision that would recombine the existing vacant <br /> parcel north of 2507 Walnut Street with a portion of the Burlington Northern Santa Fe <br /> (BN F) railroad right-of-way. <br /> 2.0 Background <br /> 2.1 The subject parcel is 311.93 feet wide by 703.76 feet deep (north) and 683.91 feet deep <br /> (south) creating a parcel 211,476 s.f or 4.854 acres M' size. The parcel to be attached is a <br /> section of BF right-of-way 35 feet wide by 703.76 feet deep creating a parcel 24,642 s.f <br /> or .565 acres in size. The vacant parcel has a zoning of General Industrial District(1-2) and <br /> adjacent land uses are industrial to the north,east and south in Roseville. The FA Gross Golf <br /> Course in the City of St. Anthony is located west of the site. <br /> a <br /> 2.2 George Wintz is requesting a minor subdivision (recombination) to create a large enough <br /> parcel to facilitate the construction of a 100,000 s.f. office/warehouse facility that would <br /> include a rail spur from the adjacent BIB rail line. <br /> City Code, outlines the procedure for a recombination type of <br /> 2.3 Section 1104.04B. minor <br /> subdivision. No hearing or Plannm' g Commission review is necessary. If the request is <br /> approved, the certificate of survey is reviewed by the City Manager and Community <br /> Development Director and then recorded with the Ramsey County Recorder. <br /> 2.4 On December 23, 1998, Catellus Management Corporation, acting agent for the B <br /> Corporation, sent George Wintz a Real Estate Purchase and Sale Agreement covering the <br /> transfer of BF Railway Company land in Roseville for his execution.
