REQUEST FOR COUNCIL DISCUSSION and DIRECTION <br /> DATE: 04/19/99 <br /> ITEM NO,: <br /> e artment Appro -also Manager Approval.- Agenda Section.- <br /> Ite rn' Description: John and Loi's Olson Cryogenic Lab Renovation Project <br /> Bac&gro d: <br /> Cryogenic Labs, located at 1940 Lexington, is midway through the concept P U D stage, <br /> having received a positive recommendation from the Planning Commission on April 14, <br /> 1999. John and Lois Olson are requesting further feedback and suggested improvements <br /> before submitting the proposal for a concept PUD decision to the Council. <br /> John and Lois Olson have met with the Council in the past on the concept for the <br /> Cryogenic Labs. Since the sketch plan reviews with the Council the Olsons have prepared <br /> concept plans and met with the neighbors and the Planning Commission (2 public <br /> hearings), the last being April 14, 1999. Mr. Olson notes that the four adjacent property <br /> owners have shown interest and confidence in the proposal. Mr. Olson notes that Dave <br /> Johnson is still very interested in extending the front farade improvements to include the <br /> hardware store. (Staff did check with Dave Johnson on his imrpovernents — he is <br /> scheduled to begin construction and landscaping around May 15 or earlier.) <br /> A series of improvements to their original designs have included larger setbacks, revised <br /> architecture along the east wall, reduced height of the entry tower and screening of the <br /> light within the entry tower from residences to the east and north. A separation between <br /> buildings has been added to allow air movement and visibility the town homeowners <br /> requested. The delivery and lab tank storage areas are now completely screened with an <br /> extended building wall. New fencing is now proposed along the north property line and <br /> more landscaping and/or retaining walls are to be added.
