The applicant proposes a 14,000 s.f. to 18,000 s.f. exterior sales/display and storage area <br /> which requires a conditional use permit CUP as per City Code Section 1004.01A.12. The <br /> area for such sales/display and storage shall only be behind(private propert y side of fence) <br /> the setback for the wrought-iron safety and security fence surrounding the display. <br /> 2. The following documents shall become part of the conditional use permit: <br /> a, P �' <br /> roect narrative (date: amended 01.21.99) <br /> b. existing conditions plan (date 12.22.98) <br /> C. site plan with landscape concept(date 12.22.98) <br /> d. building sketch (date 0 1.11.99-with application) <br /> e. certificate of survey(being revised as of 2/17/99) <br /> Any discrepancy between drawings or h,2tween drawings and written word, the most <br /> restrictive shall prevail. <br /> 3. The addition of the trash enclosure on the site complies with the Code requirements to <br /> be attached to the existing building. The existing lighting on the site will continue to be <br /> used for lighting the display and parking areas. No additional lighting is proposed. <br /> 4. The proposed Phase 2 green house and the exterior sales/display/storage area and the <br /> building area of 9,875 s.f.comprise a gross area of approximately 25,000 s.f.. Staff <br /> interpreted the 6,900 s.f. in the south exterior area as storage and tree sales rather than <br /> retail sales.Therefore there would be a net retail sales area(inside and outdoors) 18,000 <br /> s.f. At five spaces per 1,000 s.f of retail space, there is adequate parking for up to 23,00 <br /> s.f. of garden center space on this site. In phase 2,the building may have to be <br /> reconfigured to rneet exiting requirements of the building code. <br /> 5. The hard surface driveway along oakcrest,east of the building will be retained as a loading <br /> area and a maintenance drive for garden center trucks and faders.A.second gated loading <br /> entry will be located at the southwest corner of the building. No other vehicles will be <br /> allowed into the sales/display/storage area through this gated entry. <br /> 6. All drainage created by the new display structures,beds,and display/storage areas must <br /> be collected and channeled to a naturals drainage way or gravel settling area within the <br /> applicant's property. <br /> 7. The exterior of the trash enclosure must be of a rock face block material which matches <br /> that existing materials on the building in color and materials, or the exterior materials <br /> must be of a maintenance material which matches the color and trim of the building. <br /> 8. A detailed landscape plan will be required as part of the building permit review. <br /> 9. Because of the size of the new display trellis structure (225 lineal feet) no other trellis, <br /> accessory building,or storage shed may be permitted on the property. <br />
