The
City Council discussion led to some additional questions. This letter is to answer those questions.
We have acrain reviewed the traffic forecast for volumes for a design day. We have forecasted
between 400 and Soo vehicles p er day on a design day, and assumed 450 for numerical analysis.
This was done based on references to the Institute of Transportation Engineer's data and on data we
have obtained from other nurseries. We have since obtained some specific data from Lyndale
Garden Centers which confirms the desiorn day volume 450 is reasonable for analyses.
month of a i s tradi ti anal l v the heaviest month for businesses of this type. we anticipate that
The }
there will be several days in May when the 450 vehicles per day are exceeded, prirnari I X' on 1
Saturdays. However, with the exception of possibiy pans of April and.Tune, the rest of the year %vi
see less than the design volume. Based on information, approximately one third of all business
e center is done in May. Conversely, January does approximately five percent of the 'Ia
the nurs ry r Iiulrv, '
volume or between one and two percent of the annual business. Excludinor Mav and Ja }
` anticipate a t Tsai deli an day would be more in the neighborhood of 325 vehicles per d;ay.
rrou p p  F,
Ave tried to compare this land use with others ,vhich may be permitted in a Limited Business
We h p i    between
r
t (B-1). s an exam lea a 10.000 square foot General office buildin would enerate bet estn . p
and l< o vehicle trips per day wit'
approximately 2 in the p.m. peals hour. However. it appears
1_ p p y
could support a larger office buildina, and still have sufficient parkiner. If the buridina
that the site pp
were doubled in size, the traffic volume on an average day would be between '60 and Soo vehicle
s per day. These would be an average throughout the year and would be fairly consistent
trip p ' 'Sher eak rolume becuse of the
re-ardless of season.
