Paschke, Thomas <br /> To: Cindy Fridge <br /> Subject: Cub Foods <br /> March 4, 1999 <br /> Ms. Cindy Midge <br /> Thank you Ms. Ridge for your e-mail regarding the proposed Cub Food grocery store at the south end of Har <br /> Mar Mall. Over the past three weeks City staff have been working with Tire Prinsen of Bradley Real Estate, <br /> managers of Har Mar Mall, on the proposal to occupy the former Homeplace site with a 75,000 + square foot <br /> Cub Food grocery store. This use is a permitted use within the Shopping Center District and requires no special <br /> approval by the Planning Concession or City Council. However,the proposed project and structure will be <br /> required to meet specific City Codes including,but not limited to setbacks, noise, screening, landscaping, <br /> parking, and drainage. <br /> The City Development Review Committee reviewed a proposed site plaza which did not meet some of the above <br /> indicated requirements. To date, staff has not received a revised plan for consideration and comment. Our <br /> concerns, like yours, are regarding the loading dock area and its potential impact to the adjacent properties; the <br /> proper facilitation of vehicles into and around the proposed Cub Food store; aesthetic screening of roof mounted <br /> mechanical units,- increased landscaping in current buffer strip areas; noise reverberation from mechanical units; <br /> and adequate off-street parking to name a few. <br /> The request before the Planning Commission on Wednesday, March 10, is regarding only the request for a <br /> utility easement vacation and acceptance of a replacement easement. This action, if recommended for approval <br /> to the City Council, does not necessarily allow a Cub Food grocery store to be constructed. This will solely be <br /> rased on a site plan meeting Section 1006, 1009, 1010, and 1012 of the Roseville Zoning Ordinance. <br /> It is anticipated that a revised plan will be submitted for staff consideration in the near future.
