REQUEST F COUNCIL ACTION <br /> DATE: 03/22/99 <br /> ent Approval: Manager Approved: Agenda Section: <br /> L LAND USE <br /> It m escription: Roseville Chrysler Auto Body Shop is requesting a conditional use permit to <br /> store inoperable vehicles awaiting repair within an enclosed structure and for <br /> a motor vehicle dealership on property located at 2945 Partridge Road. <br /> (PF3098) <br /> 1.0 Requested Action <br /> 1.1 Roseville Chrysler Plymouth,Inc,2805 Highway 35 w North, submitted an application for <br /> a conditional use permit to store inoperable vehicles (scheduled for auto body and collision <br /> repair) and for an extension of their motor vehicle dealership to 2945 Partridge Road, The <br /> site is zoned 1-2 which permits auto body repair, but requires a conditional use permit to <br /> store inoperable vehicles awaiting repair within an enclosed structure and a conditional use <br /> Permit for a motor vehicle dealership. <br /> 2.0 Background <br /> 2.1 The conditional use permit process (Section 10 13 of the City Code) for this request allows <br /> the City to consider: <br /> compatibility with adjoining properties; <br /> impacts on traffic and public facilities, <br /> impacts on property values; <br /> impact on the general health, safety, and public welfare; <br /> compatibility With the City's comprehensive plan. <br /> The process also allows the City to impose those conditions it considers necessary <br /> to protect the public health, safety, and welfare. <br /> 2.2 Section 1007.01Ala states that a building must have a 40-foot front yard setback. <br /> 2.3 Section 1007.01 A 1 b states that all on-site parking lots shall be no closer than 40 feet to <br /> any front yard property line. <br /> 2.4 Section 1007.01. 1c states that yard space between the building setback and street right- <br /> of-way line not utilized for parking shall be landscaped with grass, trees and other <br /> landscape features as may be appropriate. <br /> 2.5 Section 1007.01 a s states that parking shall be permitted no closer than 5 feet to a side yard <br /> lime adjoining non-residential districts and all side yard areas not utilized for parking or open <br /> storage shall be landscaped. <br /> PF3 09 8-RCA(03-22-99)-Page 1 of 1 <br />
