2. The front yard setback shall be 20 or 40 feet. Should the 20 foot setback be <br /> desirable, that area shall meet the requirements of Section 10 07.01 I d, The <br /> requirement to meet the front yard setback will also eliminate the current 6.02 <br /> foot encroachment into the partridge Road right-of-way. This requirement will <br /> require a revision in the current parking lot proposal. <br /> 3. To eliminate the north side yard encroachment and to meet the side yard setback <br /> requirement, the drive lanes shall maintain a five (5) foot landscaped setback <br /> separation from both the north and south property line. This requirement will <br /> require a revision to proposed drive lanes indicated on the current site plan. <br /> 4. To eliminate the 3.19 foot rear yard encroachment, the parking lot shall maintain <br /> a five ) foot landscape setback separation from the rear property line. This <br /> requirement will require a revision to the rear parking lot and inoperable vehicle <br /> storage area. <br /> 5. In review of the submitted site plans staff assumes that the rear yard area (west) is <br /> the proposed storage area for inoperable vehicles. Based on Staff s interpretation <br /> of the Code, this storage area shall be screened from public view. This screen <br /> shall be a cedar (or similar) fence (board on board variety) eight feet in height <br /> (Section 1007.03D2). parking shall be limited to 10 to be repaired vehicles in <br /> stalls that are 9 feet wide and 18 feet deep. <br /> 6. All towing equipment, including dollies, trailers and wreckers, shall be stored <br /> within the screened area or within the building. The proposed inoperative vehicle <br /> storage area could be modified to accommodate these vehicles, however, it would <br /> be required to meet all setback requirements stipulated in the Zoning Ordinance. <br /> 7. All two-way drive lanes shall be 24 feet in width and all one-way drive lanes shall <br /> be 12 feet in width. <br /> 8. Because the submitted plan set does not label these items, the applicant shall <br /> identify on-site improvements such as the parking lot lighting and the trash <br /> enclosure on the final plans. If not stored in the building, trash shall be placed in <br /> an enclosure with a roof and attached to the existing structure. The enclosure <br /> shall be constructed of similar materials and color to that of the existing building. <br /> 9. The applicant proposes a wall mounted sign on the east side of the structure that is <br /> consistent with City Code and less than 10% of the front building wall. No <br /> banners or displays shall be Bung from fences or the building. <br /> 10. Because the submitted plan does not label where customer parking, employees <br /> parking, inoperative vehicle storage and new vehicle storage areas will be located <br /> on the site, the applicant shall identify these particular areas on the revised site <br /> plan. The new vehicle storage area shall not be used for vehicle display, vehicle <br /> sales and/or vehicle demonstration by the public. The use of the building shall be <br /> for activities related to the storage and preparation of new vehicles and the repair <br /> of inoperable vehicles. <br />
