D—6 <br /> P partinent Approval: Manager Approved: Agenda Section: <br /> 10 <br /> CONSENT <br /> 0 4t Description: Cleveland Roseville LLC request for a minor subdivision to realign the <br /> location of a property line between parcels at 2480-2500 Cleveland Avenue, <br /> North (PF3103 <br /> 1.0 Requested Action <br /> 1.1 Cleveland Roseville LL C (Dale Joel) is requesting a minor subdivision to realign and correct <br /> the location of the east-west property line between the parcel at 2480 Cleveland Avenue <br /> North and the property north of 2480 Cleveland, located at 2500 Cleveland Avenue North. <br /> 2.0 Background <br /> 2.1 Cleveland Roseville LL C owns the 5.3 acres at 2480-2500 Cleveland Avenue North. The <br /> 2500 Cleveland property is zoned 1-1 Light Industrial; the 2480 Cleveland parcel is zoned <br /> B-3 , General Business. The adjacent land uses are industrial to the east, and business to the <br /> north and south in Roseville. The Interstate 1-35W corridor is located west of the site. Both <br /> parcels have multi tenant buildings. <br /> 2.2 Cleveland Roseville LL C is requesting a minor subdivision to allow the property line <br /> between the parcels for more efficient cross parking between the buildings. Four parcels will <br /> be combined into two ownership parcels, one 2.48 acres in size, and the other approximately <br /> 2.9 acres. The recent survey(1998) indicates that the property line from parcel 1 will move <br /> approximately 25 feet south. This correction as well as legal descriptions for both ownership <br /> parcels were submitted in conjunction with the request. The two resulting parcels will meet <br /> the zoning district minimum width, depth, and lot area for parcels. The correction will not <br /> create any non-conforming structures or driveways. <br /> 2.3 Section 1104.04D1, City Code, outlines the procedure for a correction type of minor <br /> i <br /> subdivision. No hearing or Planning Commission review s necessary.
